Our transport planning capability addresses the movement of people and goods as an integral layer of the spatial plan, not an afterthought. We assess existing road networks, classify hierarchies, and propose Right-of-Way (RoW) improvements calibrated to projected demand and terrain constraints.

Smart City Planning under India's Smart Cities Mission rests on two pillars: Area-Based Development (ABD) — retrofitting, redeveloping, or building greenfield zones within a city — and Pan-City Solutions, where smart technology is layered across the entire urban area to improve services like traffic management, water supply, waste collection, and public safety. Both pillars depend on one thing: an accurate, continuously updated geospatial database of the city. Sky Group builds that foundation.
We create urban geospatial databases at the mapping scale required for statutory use, integrate GPS-verified ground data, and structure GIS layers so they can feed directly into a city’s Integrated Command and Control Centre (ICCC) — the digital nerve center where traffic, water, waste, and safety systems converge into a single operational view.
Where cities need Area-Based Development plans, we prepare detailed base maps, feasibility studies, and phased master plans for the designated zone. Where cities need pan-city digital layers, we structure the spatial data architecture so sensor feeds, service requests, and infrastructure assets are mapped, queryable, and dashboard-ready — not scattered across disconnected departmental systems.
This work builds directly on our master planning practice: the same GIS rigor we apply to AMRUT town plans and BIAAPA's airport-area master plan extends naturally into smart city geospatial infrastructure, because a smart city plan is, at its core, a master plan with a real-time data layer added on top.
Transit-Oriented Development (TOD) rests on a simple principle: cities work better when density, land use, and mobility are planned as one system rather than three separate exercises. International and Indian experience — from Delhi Metro's station-area redevelopment to Ahmedabad's BRTS-linked land-use reforms — shows that TOD succeeds when four things happen together: land use is diversified and mixed rather than segregated, floor area ratios (FAR) are calibrated to be higher near transit nodes, streets are designed for walking and cycling first, and implementation is backed by a financing mechanism such as land value capture rather than public funding alone.
Sky Group's transit-oriented planning practice is built on these fundamentals, applied through our core geospatial capability. We prepare Station Area Plans that define the walkable catchment around a metro, rail, or BRT stop — typically the 5-10 minute walking radius identified as the effective TOD zone in national and global research — and translate that catchment into zoning, density, and design guidelines specific to the station's character, whether commercial, residential, or mixed-use. At the corridor level, we extend this into land-use strategies that align growth along the full transit line, not just at individual stops, so that a city's mobility investment and its land-use plan grow in step rather than working against each other.
This work sits naturally alongside our transport planning and master planning practices: the same road classification, Right-of-Way, and land-use analysis we conduct for statutory master plans forms the base layer for identifying where TOD zones make sense and how they should be regulated once designated.
